An ACS pan-tilt-zoom camera and strobe mounted on the corner of a commercial building
Property & Facility Managers

One operator for every
building you answer for.

Cameras you control rather than a tenant, credentials that change the day a tenancy does, and the same report from every address. One contract, one contact, one standard.

What the job actually looks like

The buildings are different.
The questions never are.

A property manager is rarely asked what equipment is installed. They are asked what happened, who was there, and whether it is handled.

One vendor per building

A portfolio assembled over years ends up with a different camera system, a different alarm company and a different guard contract at every address. Nobody can answer a simple question quickly because the answer lives in four places.

The footage request

Ownership, an insurer or a police service asks for footage. How long that takes should not depend on which building it happened at, or on whether a tenant will let you into their system.

Move-out week

Keys do not all come back. Credentials can be switched off the same day, and the log says which doors were used in the meantime.

After hours

The lot, the loading area and the common areas are empty for more hours than they are occupied, and that is when the calls happen.

What you get

What each part of the
program is actually for.

Take one piece or the whole program. What matters is that the standard does not change from building to building.

An ACS pan-tilt-zoom camera on a building above a parking area Entrances, common areas and the lot

    Commercial CCTV

Cameras under your program rather than a tenant’s, with footage you can pull and hand over the same day.

An ACS dome camera on an interior ceiling Doors, lobbies and shared areas

    Access Control & Intercom

Credentials instead of keys, changed the day a tenancy changes, with a record of every door used.

A night camera frame from an ACS site: a person at a site fence, boxed and labelled by the detection After the last tenant leaves

    Virtual Security Guards

An operator verifies what the camera saw and speaks over the site audio, so a call-out happens because somebody is there, not because something moved.

An ACS patrol vehicle parked in front of a building Between buildings, on an unpredictable schedule

    Mobile Patrol & Alarm Response

A marked vehicle moving between addresses is the thing tenants actually notice, and the thing that answers an alarm without a manager driving in.

An ACS officer on foot outside a building Lobbies, closing and problem addresses

    Licensed Security Guards

A licensed officer where a presence is the point — a lobby, a closing routine, or the one address in the portfolio that keeps generating calls.

Across a portfolio

The same standard at
every address.

A portfolio is not a collection of sites. It is one program that happens to be in several places.

  • An ACS mobile tower on a gravel lot beside a commercial building, solar panel deployed
One coverage standard Every building in the portfolio

The same equipment and the same escalation rules at each address, so a new building is brought up to the standard rather than assessed from scratch.

  • An ACS officer at a front desk, writing up the shift log
One reporting format Every shift and every event

Events documented the same way everywhere, with the footage kept alongside the report, so a summary for ownership is not assembled from four vendors.

  • An ACS mobile tower being towed to a property
Coverage that can move Lots, vacancies and problem corners

A tower can go where the complaints are this season and move when they move, without a capital project or a pole permit.

Ask what one standard would look like across your portfolio, and what ownership would see each month.

Rapid tower deployment

Problem: a temporary site with no power, no network and no time to build out a system.

Plan: a self-powered mobile defense tower with wireless connectivity and live oversight.

Outcome: the tower was live the same week, and repositioned as the site changed.

FAQ

Common questions.

Yes, and that is the point of the page. The same equipment, the same escalation rules and the same reporting format run at every address, with one point of contact rather than a different vendor per building.

You do. Cameras in common areas, entrances and the lot are installed under your program rather than a tenant’s, so footage can be pulled and handed over without asking a tenant for access.

Credentials are changed the day the tenancy changes rather than at the next rekey. Access control records which credentials were used on which doors, so a handover does not depend on how many keys come back.

No. Hardware, monitoring and guards are separate and can be taken separately. Most portfolios start with cameras and access control, then add after-hours monitoring where the incidents actually are.

Every event ACS handles is documented with the footage kept alongside it, in the same format at every site, so a report to ownership does not have to be assembled from several vendors.

Guards and mobile towers are Ontario only. Camera and access control hardware and virtual monitoring also run into Michigan, Ohio and the wider Midwest, so a portfolio that crosses the border can still sit on one monitoring standard.
